This book is written like a textbook - starting with the most basic concepts - but moves on to discuss the tools and techniques of market analysis in considerable detail. Separate sections deal with residential, office and industrial, retail, hotels and resorts, and mixed-use developments. Case studies are given for each type of property. Technologies and data sources to assist analysis are discussed.

The two primary authors are a real estate consultant and an author/director of the Urban Land Institute. Many other professionals are listed as having contributed to the case studies.

The book includes an appendix of data sources of use to market analysts, a glossary of real estate terms and a thorough index.

I bought this textbook precisely because it presented a framework for accounting that would be encountered by a start-up company. When I studied first year accounting it was what you would call bookkeeping and I don't remember it as being particularly interesting.

This book, because of its ongoing narrative about the start-up, was much better. It lacks color and graphics such as you will now find in many other texts, but did quite well in getting Elevation Sports up and running. Maybe the authors can find a more interesting start-up, but the premise is a good one that I hope other authors will follow.

You know, it's too bad these reviews can't be weighted because there's a class of about 40 people with whom I took accounting in university that would trash this book. Make it 41 for the prof who stepped in and had to use it. It is not well written, with information presented out of logical order. It does not cover the materials sufficiently, nor in enough depth, trying to combine financial and managerial accounting in a book full of "worksheet" style pages that could have, and should have, been cheaply produced in an accompanying study or homework guide instead of built into a hard cover book that doesn't even have a lot of content to begin with. It's a waste of money at just about any price, not being able to teach the material, never mind at its outrageous price. I wish we could sue to get our money back on books that simply don't live up to standards. I also wish there was a zero star rating, or negative ones, which indicate complete waste of time and/or money, never mind zero value to purchase and read!

        I bought the book to use as a reference while doing my very first risk analysis. It helped me a lot with my project. I found it easy to read and use as a reference. I used the format in the book as a guide when writing up the risk analysis I did.

        If you haven't done one before and are looking for a good reference guide, this is a great resource.

        5 out of 5 stars clear direction on putting together a security survey.......2002-08-14

        I have prepared several security surveys throughout the last couple of years and have always found that they were missing something. Once I started looking through this book I was given clear direction on the useful information required when conducting a security survey.
        This book describes all the main sections required for a security review: Scoop of the project, organization assesment and requirements, physical security, internal controls, data system and records, emergency planning, and proprietary information, business impact analysis, survey questionary, etc.
        This book goes into details on planning and analysis but does not give detailed techniques on aquireing information or what an effective security system looks like. It assumes the reader has a strong security background and is able to handle the details of investigation, interviewing, testing and evaluation. This book only touches on these topics.

        This is an outstanding book for studying accounting. It gives an excellent survey of basic financial and managerial accounting. Students will find a treasured spot with the online resources. The lessons presented in PowerPoint are great learning tools to reinforce each chapter in the book. Using the templates to complete homework assignments is just wonderful. I recommend students don't just pass over these resources without even trying them. They will make your studies much easier.

        This is a good overview of financial and managerial accounting. It provides the necessary details to understand the accouting system and financial management practices.
        It could be improved by better defining T-accounts equal ledgers in most accounting practices.

        I expected that this book would have outlines of the chapters and summaries, as well as key terms defined. I was hoping for kind of a Cliff Notes of Econonics; however, this book is NOTHING more than a list of key terms with definitions that are already in the textbook. There are lines on every other page for YOUR NOTES. The practice tests are not provided in the book - you must pay for this separately online. Also, the so called "Highlights and Outlines and Notes" are not clearly layed out in the book. The whole thing looks like definitions. This book is of no value to me whatsoever, and I feel mislead by its description. I would not have wasted my money had I known that it was a glorified notebook with a fancy cover just full of lines.

        This book is the most authoritative analysis and synthesis of modern scholarly research on different complicated issues surrounding REITs. No currently available books can examine this investment vehicle as comprehensive and organised as this one.

        This book consists of 12 chapters that provide readers with full understanding on how to manage and invest in REITs. Chan et al suggest that REIT stocks are different from real estate investment because investors should judge the value of a REIT stock not only by the assets it holds but also by its organisational structure (traditional vs UPREITs), management style (externally advised vs internally advised REITs), and growth strategy (diversification vs focus). They conclude that equity and mortgage REITs remain an attractive long-term investment vehicles because of their high dividend-payout ratios that generate a more stable income stream when the overall stock market is down and interest rates are low. However, investors should avoid purchasing stocks in the IPO market because the initial-day return of REIT IPOs is far lower than non-REIT stocks. In other words, REIT stocks seldom perform well in the short run.

        Chan et al also suggest that REITs with significant investment from institutional investors and adoption of a focused investment strategy will offer more potential opportunities for investors to earn above-average profits. However, they do not recommend investors to buy captive REIT stocks because the sponsor-shareholder conflict will lower the value of the REIT.

        This book has its limitation because it was published in 2003. The REIT concept has been becoming very hot in overseas real estate markets, particularly in Europe and Asia. For instance, US REIT players such as GE Capital, ABM, Morgan Stanley, and Goldman Sachs have undertaken active property investments in Japan, China, and Hong Kong. I highly recommend Chan et al to add 1 or 2 chapters on investment strategy in emerging markets and the laws and regulations that circumscribe activities in these markets to their next edition.

        I bought this school for a graduate level class on accounting. I took several accounting classes as part of my undergraduate studies and this book blows the other accounting books I've used away. This book is written in a very easy to read and understand way. It provides clear and straightforward examples for nearly every concept. Also, although I started reading this book thinking it would just be a good review, I have found that I am still learning a lot from it. I would highly recommend this book to anyone interested in accounting!
