The book is fine, but it didn't point out enough that it is the professional edition which does not come with the turbotax, so I had to end up buying it seperately, it pissed me off, stupid amazon. Wake up.

    This book not only describes detailed info about valid tax write-offs, but also has an insight into how to think as a Landlord. As a first-time Landlord, the book put into perspective why a repair can sometimes be better than a replacement and why. Lots of really good info if you don't want to pay for an expensive accountant!     I am a law student at Yale Law School and my husband is an attorney. We own and I manage about 5 rental properties. This book is absolutely essential for anyone owning a rental property. Do not depend on your accountant as a substitute as most accountants will not know this kind of detailed information about real estate rentals (unless they specialize in it or maybe have their own rentals.) My accountant who has been in practice over 20 years did not know a lot of essential stuff which I had to guide him through(it may be time for a new accountant). If I had not read this book I would have been doomed. Because I can qualify for the unlimited deduction (not just $25,000) for rental losses, we have literally saved tens of thousands of dollars in taxes we would have otherwise had to pay on my husband's salary, legally, with the guidance of this book. I cannot recommend this book highly enough. It is written in a very easy to understand format and gives you almost all the information you need in one place. You cannot rely on others to properly arrange your financial affairs in this specialized area. By reading this book you will know how to buy, finance, and repair properties in ways that produce the most effective tax benefits. Consider yourself lucky that you are aware this book is out there and purchase immediately if you own rentals.

    As a student I found this book's transaction examples to be somewhat limited. For instance, in the existing-foreign-currency-transaction hedge examples, both cash-flow and fair-value, only A/R adjustments are treated, there are no *buy side* transactions with A/P illustrated. There are also a lot of minor errors that are distracting.

    As background for dissusion of the Beams "Advanced Accounting" text, 9th ed.: I took advanced accounting at one university last summer (which covered much of advanced accounting, but no accounting for not-for-profit organizations). Due to scheduling availability, I am taking advanced accounting at a different university this summer...this class WILL cover not-for-profit accounting issues, which is why I am taking it. We used the Hoyle, Schaefer, Doupnik "Advanced Accounting" 7th ed. text last year, and even though the concepts were difficult, the examples assisted greatly, and the text was clear, organized and without noticeable errors.

    I wish the same could be said of the Beams "Advanced Accounting" 9th ed. Currently in my study of the fourth chapter, I find the text frequently wanders off topic, and contains surprising errors. For example, on page 106 (Chapt.4), it makes a math error ($30,000 - $1,500 x 80% = $22,500). My calculator indicates the answer should be $22,800. On page 107 it attributes a $93.5k elimination to "Entry b" described on page 106, when the amount actually belongs to "Entry c", described on the same page. This type of error requires the reader to perform a lot of additional work to get to the bottom of the information to be acquired. These are just two of the numerous issues I have uncovered in study of only four chapters. So far, the text compares poorly to the Hoyle, et. al. product, sadly, (which is why I am providing this warning) and I am not looking forward to the rest of the current summer semester!

    Please, Prentice Hall, thoroughly review and edit this text before the next edition, and give students their money's worth.

    I used this book as my self-study material and I benefited from this book a lot. I would recommend using it either as a textbook for Advanced Accounting course or as a reference book for professionals. Here are the few points that I would like to share with you:

    1. Logical order The order to display the topics in this book is logical and consistent. This is important for self-study users. At the beginning of each chapter, there's always a paragraph or two summarize the main points that are going to present in the chapter. This gives the reader a whole picture.

    2. Clear explanation and examples The book uses easy explanatory languages and the examples are very representative. Each example, the author is showing us every detail steps, so it is easy to follow.

    3. Relevant exercises and problems. At the end of each chapter, there are questions that can help to reinforce the concepts. Most questions can be found directly from the material. There are also exercises and problems that are related to the topic presented in the chapter. I remember there is an accounting book I used before that the problems required more knowledge than the chapter actually covered. This not the case in this book. Some of the examples in the chapter could be used as quick reference while working on the problems, too.

    The only thing I would recommend, if I need to find some, is that I hope there could be more real life issues mentioned in the book. In this way, readers can relate the knowledge to daily life even closer.

        I read this book after forming a C-Corp in California (using the Nolo guide). Although I am familiar with many biz deductions, this book walks you through many examples of deductions you can take if you plan ahead. I really like the "Day in the Life of..." examples of how you can maximize legal deductions pertaining to mileage. There's an excellent section on home office deductions. My husband, a self-admitted dummy when it comes to expense reports, taxes, etc., picked up the book after I was done, and even he understands the concepts. Already he has found deductions for his sole proprietorship and non-reimbursed employee biz expenses. Great value and so easy to understand. Highly recommend.

        Well written to those that want an introduction into real estate investments and provides some reasonable tax savings tips that do not appear in other tax related books. Using the example on page 98, I figure the gain net return on investment to be 4.5% instead of 31%. I used different assumptions. My assumptions are based on the following: I used $6,027 in buying closing costs. I figured fair rental value as 90% of (5% down, 30 year mortgage at current interest rate) or $1,135 per month. I figured a $45 taxable loss on the sale of the land and building since closing costs and recaptured depreciation offset gain. I figured a $5,736 loss on schedule E before I realized that hiring a property management company means that I cannot take the tax loss on Schedule E. Most of the loss was due to $4,879 in depreciation. I figured the cash flow to be a negative $1,859 for the year since I had lowered the rental income projection and added the property management fee.

        It should come as no surprise to you that the Federal Income Taxes are horribly confusing. They contain all kinds of special loopholds, private benefits, bureaucratic rulings and whatever that it's very difficult to follow.

        This book takes one small subset of the tax code, that pertaining to real estate and pointing out literally hundreds of rulings that you probably never expected. For instance -- Interest on mortages for your home, both principal home and second home is deductable. But. What's a home? A place that 'provides basic living accommodations such as a sleeping place, a toilet, and cooking facilities.' Does your motor home, travel trailer, or boat provide such accommodations? Yes, then it's a home. What if you rent it out some of the time? She provides the IRS rulings.

        The book is well written, not difficult to follow, and almost certainly can enable you to find enough deductions to cover it's fairly low cost.

        Sandy Botkin has presented a very clear analysis of the tax advantages around owning real estate. Real Estate Tax Secrets of the Rich is an excellent tool for any financial and real estate professional (CPA, CFP, Mortgage Advisors, Realtors, etc)that counsels and advises property owners and investors. I intend to make this book available for my clients as well.

        If you are a real estate investor, or, better yet, if you are thinking about investing in real estate, read this book before you buy your first property!
        You will be glad you did. Proper tax planning can yield you so much more money in the short and long term than you can imagine. Sandy lays out all the details in simple language and easy to understand examples. This book is worth its weight in gold! If you are new to real esate investing I also recommend that you read "Investing in Real Estate - 5'th Edition" by Gary Eldred & Andrew Mclean
