Chock full of knowledge.......2007-08-15
I bought this and another highly reviewed book on flipping and this book was vastly superior. It contains a wealth of information about every phase of flipping a property, including detailed information on how to calculate quiet costs, good rules of thumb for rehab costs, and detailed lists of what is involved in a rehab and the correct order to undertake them in. They have obviously flipped a lot of houses and have condensed their experience into extremely helpful lists and formulas that anyone can benefit from.
I could have done without the fictional storyline that accompanies each chapter, but since you can skip it without losing anything, I'm not docking their score.
This Book Is An Excellent Investment.......2007-08-08
I've been interested in flipping houses since I first heard of the concept about 10 years ago. I just never knew where to start. This book walks you through the entire flipping process. It's written in an easy to follow, logical start to finish format. There are formulas for calculating all your costs and your profit before you even make an offer on a house. Outstanding book! I highly recommend it to anybody who wants to get started in house flipping.
Good reference, not very well written.......2007-07-12
First, I must say that this is so far the best book I have read on this subject. The authors seem to be very experienced and knowledgeable in the field of rehabbing homes. I am very pleased with what I got for $15 (or whatever I spent). I feel that with this book, I could successfully FLIP homes. My first primary home was a fixer upper, and I did pretty much all of the work myself. I turned a nice profit when I sold it, but I think that I could have done better had I known then what I know now.
There was not a lot of information that was new to me, but the book did bring together a variety of related topics. Likewise, the authors presented a few smart systems for completing the project.
The reason I gave this book only 4 stars is that I don't like the writing style of the authors. This book could have easily been 150 pages or less. The font was a little big, and there was WAY too much worthless text, random anecdotes, and stupid analogies. One page in particular was about Punxsutawney Phil...it wasn't until the third or fourth paragraph that the author crafted some way of connecting that to flipping houses.
Overall an excellent book worth every penny (the authors need to stick to flipping houses though). I wish I could get my friend who has recently jumped headlong into rehabbing houses to read this book...

Why This Book Should Not Be Taken Seriously.......2007-10-06
The content of this book is very basic, but that's not what concerns me the most. Why? It's been widely reported on eBay news sites that Adam Ginsberg was banned from selling on eBay years ago and he's never been allowed to return. The situation was so serious that a group of buyers pushed eBay to If you want a lesson in what NOT to do on eBay, take a look at his old ebay user ID's such as pegasusbilliards or zdiamonds.
The ridiculously high number of negative feedbacks on those accounts are a lasting reminder of how Mr Ginsberg ran his eBay business.
Be very wary of this guy, all you need to do is search 'adam ginsberg complaints' on google and you'll see a 'trail of destruction' that he's left over the last few years. It's shocking. I believe that people like him don't suddenly stop their shady practices.
Obviously this is not a book you want to read.

Shame on you Adam for passing this off as an informative guide. If you want to waste your money like I did, buy this book. AmberBamber has said it all. I should have watched the reviews more closely. I will not even try to resell this so called "book". I have already thrown it in the trash, and at this moment it is taking up valuable space in the landfill. Shame, Shame, Shame on you Adam Ginsberg.

This book is one big fat advertisement for Ebay and for Adam Ginsberg's other ventures. It had very little useful information, and NO information that cannot be found easily on-line or on Ebay itself. It was a waste of my time reading it. It was utterly repetitive and took forever to actually get to any sort of information or advice. There is hardly enough information in this book to fill a 10 page pamphlet...let alone a 300 page book!!! I'm just happy I got it from the library and didn't end up wasting my money as well as my time.
I wish there was actually a book out there to help people who are not complete ebay beginners. The biggest ebay woe is finding sources for products, and there is little help in this book....OH, unless you want to go to the website Adam plugs and buy more stuff from him. SURE, then he'll help you out. HA, RIGHT!
Not bad but............2007-03-27
This book is not bad. It is good for the basics of how to buy and sell on Ebay, if you have never done it, but if you have already been doing business on Ebay, its more of a review than revelation. There are a lot of great little 'tid-bits' of information and the writing style is entertaining, but nothing really eye opening or anything that makes you say hum....It talks about doing your homework and how to to post listings, the rules of ebay but a lot of this is posted on the Ebay site itself. If you are a total novice by all means pick it up, but if you have done a few deals on Ebay and pretty much know your way around you may want to skip this one.

This uncomplicated process looks simple at first glance. The more one reads and applies the process, the more the incredible power of the process is discovered. The book has a couple good points, and is probably benefical to a novice pre-foreclosure investor, but is not worth the time or money of any pre-foreclosure investor thats ever closed a deal before. Most of the examples in the book 'window dressed' profits on deals by not listing all expenses involved.

I found this book pretty good.... It definitely spelled out all the details of short sales.... I think for property investors trying to understand exactly what is involved with short sale purchases this book is perfect. The book was written at a level that I enjoyed....not overly complicated.

I was extemely disappointed in this book. In the title ........How to Bypass Owners and Buy Directly from Lenders....Yet on page 93 you learn that this is NOT possible as you must have the owners permission prior to ever contacting their lender. I found the title misleading as to the content.

This book will help you accurately determine the market value of a property. Looking back, I can take Bill and Chantal's way to determine this and realize my mistakes. There were times I had properties in my hand but was too low on my market value comps. Also what I learned from this book was when to know it is a property for a short sale (less than 15% equity) and when it is not. Did you know that 95% of investors out there, according to Bill and Chantal, will walk away and not bother with short sales? This book outlines the steps to follow the process of negotiating a short sale and have it come out in your favor. Very good read!!! It is hot off the press.

If you can read the title, there's not much of a point in reading the rest of the book...except maybe for one section describing how to identify "the influentials". Still, I don't recommend buying it.
Insightful core theme- Doesn't need a full book though.......2005-05-19
Interesting book. Basic premise is that the folks that spread the word about mass market products are not movie stars or early adopters, but folks who are socially and politically active in their communities. Think den mothers, PTA members, folks in the Lions Club, the local city council etc. The notion connects to the concepts outlined in "Tipping Point" about Connectors, Mavens and Salespeople, although the framing is different and in this case Influentials appear to be part Connector, part Maven and part Salespeople.
In any case, it's a valuable insight which is probably relevant across cultures and countries. You don't need to read the whole book but it's worth reading a few chapters.
Good title, but the actual book part just muddles things.......2004-11-18
The Influetials is either just a big statistical blob or I missed something. Keller et al start out by describing the influential as someone who other people in the community kind of look toward. They are very socially connected and respected. There is no doubt in my mind that the proposition that one in ten people has a huge influence on how the other nine think, however instead of exploring the social patterns Keller et al try to define that person whom they call an "Influential" They begin by saying in the first chapter that statistics can't pinpoint an influential and then spend most of the book tossing statistics on influentials at the reader - lots of tables that don't tell me anything.
One thing that I found interesting were the case studies scattered through the book. Basically these were mini-biographies of influentials slanted more towards what they were up to at the moment. Even these weren't all that helpful.
I recommend skipping The Influentials. The title is really good but the book doesn't focus or do much to back it up. Actually things just get muddled. The Tipping Point by Malcome Gladwell has a good bit of discussion about who influences opinions and how. Check that out instead.

The book is extremely well documented, with lots of charts and graphs that go back through 30 years or Roper research. As a marketing professional, I was impressed with their arguments and their proven methods. Great book. I say, go for it !.

There really is good information in this book. And some of the findings are certainly useful for understanding this important segment of the population.
However, the book reads like a 300+ page market research report. You are bombarded with statistic after statistic embedded in what seems to be every other sentence.
If you manage or market consumer products professionally, you will probably find this book useful. If you're reading this for personal interest, be aware that it is a bit tedious to read.

I found this book very informative. It covered all aspects of buying property in Mexcio and information on specific areas of the country. Even though he promotes Stewart Title Insurance I see how this is an important area to consider when purchasing in Mexico. I learned a lot and will keep this book for future reference.

I "bought" a home in Puerto Pensaco two years ago. I am still trying to get my Fideicomiso. While everything looks like it will turn out ok, I sure wish i had read this book first. If nothing else I would have understood the process better and would have know what questions to ask and what documents to look for.
A very informative book and I highly recommend it to anyone thinking about buying in Mexico. It will increase you comfort level trmendously.

It deserves 3 stars because it did contain some useful information which was unknown to me, however it wasn't that great of a read. There are not a whole lot of books on buying a home in Mexico so this one will have to do for now.
Very Poorly Written.......2007-05-07
I found this book very poorly written, incredibly boring, and repetitive to the point that the eyes glaze over after a while. I think one of the writers must be a lawyer whose intention is to make things obscure rather than clear. It needs a thorough editing, but I think the person would be "mad as a hatter" before s/he finished the task. As another reviewer observed, the book should be greatly reduced in size, and Stewart Title Company should pay for advertisement -- if it had not already done so. Appendix B "Getting Into Mexico" is totally out of date.

This book rocks! It is well written, clearly organized, full of incredibly useful insights and obviates the need for any other books. Purchasing property in the Golden State is hugely complicated and this book unravels the knots and truly educates the potential buyer to the point that ones agent will be impressed. Every aspect is covered and in such depth that I truly believe it helped me negotiate the best price and the best mortgage terms. I fully understood all the steps and when it came to final closing costs, I was impressed that I was able to accurately predict exactly what those would be ...no shocks here. This book is the only book you will need if buying a home in California. I am in my early thirties and knew nothing about the housing market in California until reading this easy and thorough guide to California home buying.
It provides a detailed and easy to understand guide to preparing oneself for entering theCalifornia housing market. The book is broken down in comprehensible, step by step chapters covering a wide range of subject areas. There are plenty of worksheets designed to help in your home search (practical and financial) as well as plenty of real life examples that illustrate common inquiries, pitfalls and scenarios.
I live in Los Angeles and was very intimidated by the insanely competitive housing market. This book has gotten me over these worries and am now working confidently with an amazing broker in looking for the house that's right for me. Don't bother with other guides, this is honestly the only one you will need!
Informative and easy to understand.......2004-01-28
This book explains all the little nuances about buying a house. I read the whole thing and parts of it more than once before I bought my first house. It is well organized so that you can read just certain chapters if you need specific information right away. I actually sold my copy online after my house closed. Later, I ended up buying a copy as a gift for a friend. I recommend this book to all my friends who are thinking about buying a house.

I used the Nolo Press tenants' rights book in the past to (successfully) sue my deposit-greedy/law-breaking landlords. I just used this book to buy my first home in the competitive Bay Area (yes, it's still highly competitive even in these "tough times"). Nolo's book is accurate and insightful, written in a voice that's accessible and, at times, fun and tongue-in-cheek. The organization of information, as usual, is right on. And the links and helpful sidebars are fantastic! Don't waste your money on other books. I swear this one is the only book you'll need.

Great Book for The New Apartment Investor .......2007-09-25
This book is the best book I have read for the new investor that may be looking to transition from Single Family Properties into larger more profitable units like small to medium sized apartment building. I used his book as a model for my ascension into buying Apartment Buildings. Using his strategies were like taking money from a baby, the things to say, the usual questions and concerned i answered with Confidence. I went from 10-20 units over 4 years to 70-plus units in 12 months using his partnership techniques.
It is a must have for individuals that want to ascend to larger Real Estate Deals. The book could easily be 5 times the price.

Good book. Learnt a lot on how to valuated apartment buildings. He completely side stepped the foreclosure market and some of his advice is misleading. All in all a good book.
A Realistic Approach to Investing in Rental Property.......2006-03-28
The 2nd edition builds on the first book written by Mr. Vollucci. It is simply one of the best real estate investment books I've ever read. It has been an invaluable resource for me and many of my friends who have bought and sold rental properties all over the country. His examples come from real experience, not the imaginary scenarios that so many other real estate "Gurus" talk about.
The examples in the book gave me a step-by-step approach for investing in apartment buildings in every state, but they taught me a lot more. His chapter called "An Investment Plan to Create Wealth" shows the chronological investment periods in our lives and he shows you what you should be investing in depending on your age and risk tolerance - he even has a simple test that allows you to determine your risk tolerance. He also talks about why buying foreclosures and "no money down" strategies are a big farce. The book also covers how to buy in the right place at the right time, how to locate good property in any market, how to structure your transaction for maximum tax benefits, how to effectively analyze property and much more. My favorite chapter was on "Effective Negotiating Techniques." His advice on body language and what to say or not say when negotiating are "real world" techniques that have helped me tremendously as an active investor. His advice and methods have made me and several of my friends real estate millionaire's - it is my real estate "Bible."

I don't know what the other reviewers are talking about! This book was great. It covered material that other books just forget to add, such as, analyzing properties, understanding the market cycles, when to to buy, when to sell.
Be real people, how much information can you get out a $25 book. If anyone is truely serious about this, they'll seek out different sources of information. Ultimately though, you need a good strategy to make it as a RE investor. David Lindahl's "Apartment House Riches" is an excellent source of material. Both he and this author have similar strategies.
One thing that did bother me though was all the IRR talk. I look at Cash Flow, Cap Rate, ROI, and ATCF among others. The author didn't put too much emphasis on these. But hey, maybe IRR is all you need.

I'm starting a career in business brokerage and looked to this book for knowledge on the subject. It did not disappoint. It is well written and very informative. I liked the fact that the authors are real life business owners/investors speaking from first hand knowledge, not theory. The book was published in 1992 and needs an update. I hope they do because I would definitely buy it.

I work every day acquiring companies and managing the companies we have acquired. We currently own 7 companies and have acquired approximately 15. This book in an excellent guide to starting life as an entrepreneurial business owner/acquiror. I still consult it whenever I'm considering going out on my own. Aside from reading this book, some other advice to any would be acquirors is to get good legal counsel and a good CPA if you aren't one yourself.

I knew I wanted to buy a business, but "Where do I start?" This book is an outstanding starting point! It is well-organized, thorough, and yet easy to understand--but not overly basic. It helped answer my questions of: "What skills do I need to hone in order to succeed?" "How much cash do I need and what price range can I realistically pursue?" "What professional contacts will I need?"...and on that note, it helps you toward being able to talk the legal and financial talk and know where to "keep an eye on" your professional advisors going forward. Thanks to this book as my outline, I now have an actionable plan. I believe I can really do this!
Excellent Book For The Novice.......2002-11-20
I found Joseph's book to be highly readable and well organized. Clearly it is directed at the novice business buyer, and presents only the basic material to get the novice started. However, he touches on all the important points in a business acquisition and covers the material well. Although somewhat dated (Publ. 1994), especially regarding business legal forms, it still provides the foundation for more in-depth reading and research. For the first time business buyer, this is the first book to read.
