If you're studying for a Real Estate Salesperson exam, this book will definitely help get you ready. While I also purchased another test prep book that focused specifically on my state (Texas), this book was equally and sometimes more valuable. Some of the explanations provided just the "tweak" that helped in comprehension. OBTW - I passed both the national and state by a large margin. :-)

A-1 Books.......2006-08-08
Great book, I had to use a friends book to prepare for my upcoming exam. I order this book via Amazon with sale via A-1 Books. Accordingly it was indicated as "in stock" and would be shipped within 2 days. I ordered the book on July 29th, received a e-mail from A-1 a week later telling me they are out-of-stock on this item and they expect it to be in stock in 3 days and I should expect delivery by the 17th, which is much too late. I considered what A-1 did to be false advertising, baiting and switching to steer me away from other vendors who had the book for sale and ready to ship. They knew they didn't have the book in stock, why didn't they update their Amazon inventory listing. It should be crossed referenced/verified before a customer's credit card is charged. Amazon is partially to blame for not monitoring the vendors they represent; and giving customer false expected ship dates. I will never order anything again from A-1 or Amazon. They didn't even have the common decency to offer me free overnight shipping for their mistake. That's not good customer service at all!!

I took the PSI Affiliate Broker exam for the first time and passed. This is a great book to review prior to taking the exam. I had a great teacher for pre-licensed 1 & 2 courses. However, I used the PSI book as a review. I took the exams in the PSI book which help me identify with my weak areas. I recommend this book for anyone who is about to take the PSI Affiliate Broker exam. Good Luck!!

I TOO USED MR. TIRONE'S HP-12C BOOK TO STUDY FOR THE EXAM.......2004-03-25
I purchased as much material as I could to help me through the appraisal certification exams, especially so to help me through the books I had to buy! It semed that I kept getting deeper and deeper with each book I purchased, the reviewed book included. I then saw one of my classmate's book on the HP12C, written by a Mr. John A. Tirone from Michigan. I purchased this book and used it to supplement the calculations in Mr. Fisher's questions and answers book as well as his Income Property Appraisal book.
The Tirone HP12C book was clear, comprehensive, and as said by others who have commented on Mr. Tirone's books, I was able to call him with questions on how to solve various income capitalization problems and also on how to fine tune my understanding of the Hewlett packard HP12C financial calculator. To my thinking, every appraisal text I have seen is deficient in assisting us students with the calculations on the HP finance calculators. Mr. Tirone's book and his giving no-charge approach to supporting his books and the topic are essentially lifesavers for most of us.

I used Professional real Estate Propblem Solving using the HP 12C to get me through this confusing book as well as help me get through "G1" and "G2" appraisal's computations materials. What stumped me was the lack of clarity in the Fihser Tosh book as far as computations. for coverage of the HP12C it was a lifesaver to have Mr. Tirone's HP-12C real estate book. Mr. Tirone was helpful as several in our class called him for help while trying to absorb the confusing aspects of the Fisher/Tosh book. Mr. Tirone should write a book like Questions and Answers... or team up with the likes of the authors of the reviewed book.
One example in the Tosh book shows a calculation using a terminal value-sales price of $10,000 when it should be $100,000. This gave us fits and I could not figure the problem out until I called Mr. Tirone and he showed us how to do the problem.

I was nervous before this test and I went through and answered every question in the book. The actual test seemed to ask significantly different questions. The result, however, was I passed with over 90 percent. Can you argue with that? It must have helped.
Don't waste your money if you already have the yellow book.......2001-08-26
If you already have the yellow book "Questions and Answers to help you past the Real Estate Appraisal Exams", don't waste your money purchasing the new book that was put out in 2000. It's the same book - just copy written in October of 2000. I made the mistake of thinking that there would be new questions since 1994, or the questions would at least be asked in a different format, but they are not. Word for word they are the same. So save your money if you already have the yellow book and just study it a little bit harder!

it looks like the authors and editors failed to review their own work.
questions full of errors ( their explanations showed they transposed numbers etc.)
only AFTER one works thru the problem,
then goes to their explanation to find out the original question is not answered !
i would opt for a different book.
besides this book is too outdated !!
Excellent Book...If You Don't Look at Math Problems.......2004-11-01
I recently passed my Real Estate Salesperson exam. I used this book for review exercise. After reading the book I felt confident enough to tackle challenging questions. I was able to finish the national section with 20 minutes to spare!
Each section of the book has a glossary of terms and ends with a "False Friends" (a list of oft-confused terms) subsection. For those in hurry, the book has a selection of representative questions in grey boxes. Review those and you will have a feel for the questions on that section. There are a few separate review exams for salespersons and brokers. I found that questions were probing and required a good understanding of a chapter. Compared to these, the real text book end-of-chapter questions looked like kid stuff. The book is recommended for all those taking national portion of the real estate related exams, sales persons or associate/broker.
The book is not without its weaknesses. As alluded to above, the book does not touch state portion of the exams. But that is not nothing compared to its handling of math probems. The readers are advised to ignore the math section altogether. Questions suffer from inaccuracies (e.g. the diagram of two adjacents rectangles with equal width shows length of the bigger rectangle less than that of smaller one.) Explanations for math problems have so many problems, that after spending an hour on math section I decided to forget it (I found 8 errors in an hour; and I am not a math genius.) Sometimes it looked like a poor case of cut and paste: answer for question 7 contained figures from (unrelated) question 6! Still the solution would come out correct. On page 260, ten percent of 87000 comes out 8800. I could go on. I have returned the book to library otherwise I would have given more examples.
An email to authors sent a month back has gone unanswered. You go figure!

This book is exceptional in that it points out the key six key elements for the nationals portion of the exam:
1. Listing Property
2. Selling Property
3. Property Management
4. Settlement/Transfer of Ownership
5. Financing
6. Professional Responsibilities/Fair Practice/Administration
There's also a math review portion thats goes in dept on the explanation prior to and after the problems.
Once you complete reading each section, within a chapter theres a key point review prior to going on the the next section, and at the end of each chapter is Questions to the material just read.
All in all if you set aside at least two to three hours a day to read and truly focus in on this material you should have no problem doing quite well on the national portion of your exam.

Although I thought that this book was excellent in it's material, and I felt very confident using it for study prior to the exam, I still failed the state exam! It was as if nothing in the book was on the exam!! I have not yet found any other study guides to the AMP test that have been very helpful, so for that reason, this book is probably one of your best bets. Good Luck.

Pivar's "Real Estate Exam Guide - Fifth Edition" will enable you to use common sense study methods to assure a passing grade for the ASI Real Estate Sales and Broker Exams. I have been a licensed broker for many years, and I wanted to be licensed in another state. This guide made this an easy task. Using selective " highlighting", reviewing every chapter at least twice, and taking the chapter review quizzes and the review tests included in the book will provide you with the knowledge to pass the ASI test with flying colors. The material is presented with verbage that you will find in the exam. The quizzes and review tests are presented just as they are in the actual ASI test. I recommend this book to everyone that will be tested by ASI for their real estate license.

Here's the deal scoop on this. Lots of repeated questions, at least one blatantly wrong answer, and some ambiguous questions that will make you feel stupid for not getting it when in fact it's just a stupid question. A lot of times the author gets lazy and will provide the following explanation as to why the answer is correct: "statement of fact". Gee that doesn't help too much.
I guess you can get this book if you like tough love, meaning, it MAY teach you by abusing you.
Not a book for you if you don't already know the material. Only get it if you need sample questions.

I agree with a little of what each person has written below. The Hot Notes are super helpful. Memorize them. The practice tests are VERY helpful. Do them! And there will probably be some of those questions on your real exam, because there were on mine.
That being said, some of the practice questions are worded vaguely or seem to contain conflicting info with the Real Estate Principles book (the basis for the CA exam). However, I tried using another book (How to Pass the CA Real Estate Exam and Dramatically Improve Your Score by Huber) and was almost in tears of relief when I realized I had also bought this book by Lush. The other book's exams were so convoluted and NOT related to the material, that it made me appreciate Lush's book all the more.
The only thing I will say is that the math section in this book is weak. The other book I just referred to had a really strong math section, which gave me confidence when taking the test. But, had I not used this (Minnie Lush's) book, I wouldn't have passed my exam on the first try.... which I did!!
Finally, about the exam, it's NOT easy. But it's NOT unreasonably difficult either. I knew the Principles book backwards and forwards, but there were still 11 questions on the test on material that I'd never heard of. But, since you can miss 45 questions and still pass, that's not a big deal. I worked steadily and did the math questions as they came up. On my scratch paper, I made a list of the Qs I wasn't sure about and/or didn't answer, then went back and looked at those when I had finished with all the questions. That way, I was able to gauge how many questions I had thought I'd answered correctly. All told, I was out of there in 2 hours' time. I give credit to knowing the Principles book really well (I read it twice and outlined it on my own) and having used this study book. I did self-study, no schools or seminars, so it CAN be done!
Harder than it needs to be.......2006-08-14
I passed the California Sales Exam on my first try using this book and the Learning Express Exam Guide. The sample tests in this book were so difficult that I only got over 70% on one of them. I was really worried. I read the Hot Tips twice but was concerned that I hadn't thoroughly memorized them. The most intimidating part was the math. Some of the answers were two paragraphs long and contained several steps. My other exam guide was so much easier that it confused me. I really didn't know what to expect. When I took the exam, I didn't encounter any math that was more than two to three steps. I think this guide is useful if you want to really challenge your brain. But, it seems much more complicated than the actual exam it's preparing you for. I also spent $47 on the California Real Estate Exam Guide Software disc by Minnie Lush (Dearborn) that has the same material. I would take a test in the book, read the answers, then take the same sample test again on disc.
The most important for me when taking the sales exam was to go through it once and answer everything I knew for sure. I saved all the math questions and did them at once. I went through the exam a second time and answered everything else. Don't leave any questions unanswered. Good luck!

Book is only good as the reader. If you find this book to be a waste of time and money, then so be it. Find another book. Good luck with your exam.
As for me, I used it along with 2 different exam guide books and found this one from Minnie Lush to be the most helpful. In fact, there were about 25 problems in the actual exam that were exactly the same as the ones I solved in this book. When you purchase this book, go through all 10 prep exams and memorize all the problems you answered WRONG. Those that you answered wrong will most likely to be in the actual exam. Actual exam is NOT a piece of cake. You actually have to work at it to pass it. Furthermore, HOT NOTES in the book are very helpful. Memorize them all.
Advice to all the examinees..... When taking the exam, don't worry about all the problems you are not sure about. Exam is set up so that you will lose confidence and even doubt yourself from the START. That's right... FROM THE START!!! Just remember this.. "Make sure to find 100 questions you can answer without any shred of doubt what so ever. As for the balance 45 problems, even if you choose "C" or "D" on all of them, you should at least get 10-15 of them right, which means you pass.
