This book is AWESOME! Although Enterprise is a car rental company, many of their methods can be successfully applied to other businesses. Another great companion book to this is The Ultimate Question by Fred Reicheld. They both make the assertion that you have to turn first time customers into "promoters" who will return AND bring others with them. When I need to rent a car I will Pick Enterprise...They Pick Me Up!!!

EXCEEDING CUSTOMER EXPECTATIONS by Kirk Kazanjian may be viewed in a variety of ways. Many will consider this book nothing more than a marketing campaign, and in large part, they would be correct. However, I find no fault in that. If that were the intention of the people at Enterprise, it is ingenious. They certainly won my loyalty, not that I ever have much need to rent a vehicle, but if I ever do,....

Others might view this book just as the title opines, an instructional treatise on customer service. They too would be correct, but only to a certain degree. I say that because I found the book to be more of a business model. In fact, I would say this book is broken down thusly; 50% business model, 30% Enterprise company history and 20% customer service. Therefore, my only big knock on this book is the title, which leads the reader to believe customer service is the primary focus here. It is not. That is not to say, however, that readers will not glean valuable information on customer service, just not as much as this reader would have liked.

The book reads well and Kazanjian is to be commended for his work, but I do not believe the story paints quite the intended picture. I found in large part, the Enterprise Company bumbled its way into prosperity because a few headstrong employees refused to follow company policy! A good example is the Enterprise "we'll pick you up" mantra. I won't give too much of the book away, but this and other business innovations within the company happened by chance. Please do not mistake this as ridicule of the company. Enterprise is certainly a gem in today's marketplace, just understand that according to this book, much of the company's success wasn't planned that way. Perhaps that in and of itself is what has made them successful; their ability to adapt.

I would like to make one other observation about the title of the book. My fear is that many will miss out on this book because of the title. This is an excellent resource for constructing a business model and is, at best, a mediocre source on customer service. If you are on a quest for knowledge on "exceeding customer expectations" you will likely be disappointed here as there are certainly more informative volumes available.

This book gives you a good first overview, but you absolutely have to get a book on your state's regulations as well, especially if you live in a highly regulated state like Massachusetts. This book for example only gives you a vague idea on how to handle the security deposit, but Massachusetts state law is very specific and not following the rules precisely may cost you the deposit plus penalties.

I have read countless books, magazines, travel guides, marketing manuals to better help me effectively market my vacation rental home. I only wish I read this book first! Emily and Alfred Glossbrenner's book is THE BIBLE of ALL Vacation Rental "How To" books. Skip the "Cliff Notes" and go straight to the source! Since incorporating their tried and true marketing approach, my summer vacation rental property is booked for the summer of 2006 and it is only February!

I have read every book in this category (at least every book that is available on Amazon) and have to say that Glossbrenners' book is the best guide for a vacation rental owner, especially someone just starting out. Alfred and Emily guide you through all of the minute detals of setting up the rental, from the right type of furnishings to the beach towels, pet policies, etc. They carefully explain the possibilities available to a vacation rental owner with Internet advertisement, how to choose the sites to advertise on and go into great detail with setting up listings on the 4 largest US vacation rental listing sites. The CD that comes with the book contains forms that are a great help for creating your first rental agreement or a "getting ready" check list, among others.

We have bought our first rental a little over a year ago and were fully booked for the season within 6 weeks from going online, based on suggestions we implemented from Glossbrenners book. We purchased two more properties this year and once again, having used the basic techniques and tools from Alfred and Emily's book, all 3 properties were fully booked in 2005. This occupancy rate is significantly higher than average for our area. I credit this book with our initial and continuing success.

We have decided to rent out our San Diego home this summer. Thanks to this book, we are already ahead of schedule; we have 4 out of the 8 weeks booked. My friends in San Diego are impressed and are now working at renting out their houses as well.

The book is well-organized and steps you through step-by-step on how to rent out your vacation property yourself. It is well written and explains everything in the right level of detail.

The biggest problem that I have now is that my friends keep borrowing the book, I need to tell them to buy their own.

I found this book very informative. It covered all aspects of buying property in Mexcio and information on specific areas of the country. Even though he promotes Stewart Title Insurance I see how this is an important area to consider when purchasing in Mexico. I learned a lot and will keep this book for future reference.

I "bought" a home in Puerto Pensaco two years ago. I am still trying to get my Fideicomiso. While everything looks like it will turn out ok, I sure wish i had read this book first. If nothing else I would have understood the process better and would have know what questions to ask and what documents to look for.

A very informative book and I highly recommend it to anyone thinking about buying in Mexico. It will increase you comfort level trmendously.

It deserves 3 stars because it did contain some useful information which was unknown to me, however it wasn't that great of a read. There are not a whole lot of books on buying a home in Mexico so this one will have to do for now.

I found this book very poorly written, incredibly boring, and repetitive to the point that the eyes glaze over after a while. I think one of the writers must be a lawyer whose intention is to make things obscure rather than clear. It needs a thorough editing, but I think the person would be "mad as a hatter" before s/he finished the task. As another reviewer observed, the book should be greatly reduced in size, and Stewart Title Company should pay for advertisement -- if it had not already done so. Appendix B "Getting Into Mexico" is totally out of date.

Gordon Tullock, eminent political economist and one of the founders of public choice, offers this new and fascinating look at how governments and externalities are linked.

Economists frequently justify government as dealing with externalities, defined as benefits or costs that are generated as the result of an economic activity, but that do not accrue directly to those involved in the activity. In this original work, Gordon Tullock posits that government can also create externalities. In doing so, he looks at governmental activity that internalizes such externalities.

Monarchical governments originally introduced, for the benefit of the monarch rather than to eliminate externalities, many standard government activities such as road building, war, and internal policing. Most modern governments spend more money on redistribution than on more traditional government activities. This can be thought of as another effort to reduce externalities, since suffering in the community imposes externalities on the rest of us. Rent seeking, a relatively new field in economics and political science, is closely related to externalities and to the structure of government. An analysis of rent seeking, as well as some suggestions for improving government structure, cap off this fascinating treatise.

Economists and political scientists will find this lively and readable book both stimulating and provocative.

I can't recommend this very strongly. In the first place, it badly needs an editor to remove the excess and strangely placed commas, to put dropped words back in, and to remove the extraneous words. In the second place, it just doesn't seem like the kind of book you would expect from someone of Tullock's stature. I think he stretches the meaning of "externality" too far. He covers lots of ground already covered in Calculus of Consent (of which he repeatedly reminds us that he was a co-author). About the only thing I learned was a new biological justification for charity and altruism, but that only accounts for one chapter. For that, I am tempted to upgrade to 2 stars, but won't give into that temptation.

At first when I wanted to get this audio book I went to Barnes and Nobles. Figured, Hey, might as well save on shipping and handling. They never told me a price and told me it'd be in soon. TWO months go by and still no book! I go in every week and ask them, do you have my audio book yet?? they say No, we can't find it in any warehouse anywhere. Finally I say take me off the list, I'm going to Amazon.com. I also ask them what was the price? They say "about $70" I am so glad that I never got it from them!! I saved FIFTY bucks with amazon.com and also got it in TWO DAYS!! And that was with the cheapest shipping they have! It made the entire process worth it. And the audio book is simply amazing, I read the book about two years ago and now I listen to the Audio Book in the car while I'm driving. It's extremely relaxing and Anthony's voice is so soothing and I don't feel alone when I drive alone at night.

I own 5 rental properties, 2 are vacation rentals. I bought this book with pretty high expectations. Well, even though I've been doing this for 15 years, Christine still had some new advice to share. I thought her formula was great for some areas, but in Colorado Ski country it just doesn't work.

I love how she does give a couple different points of view pertaining to financing your vacation home.

I would also preferred more depth, that a chapter on properties outside the US, and buy multiple properties. But as some reviewers have stated, it is an excellent primer.

I do think that her book on booking rentals, The Vacation Rental Organizer is a very useful organizer for the money. I intend to purchase one each year.

I have to laugh at the previous two reviews, obviously written by the same person, an admitted student with a bone to pick with the author. Christine is the most well-known expert in the very small field of vacation rental consultants. She literally "wrote the book" to walk potential investors, vacationers, and home owners into successfully taking advantage of the blossoming vacation rental market.

This student disagrees with Christine's recommendations that owners not rent to those under 25 years old, then proceeds to show a perfect example of why owners shouldn't. He attempts to trash her reputation, rather than someone's rental property. I'm a rental owner and have the same rule, based on personal experience and the many experiences of friends and acquaintances. I imagine this student has stayed in 1 or 2 rentals and as a result is now an "expert"...much like the hotel commercials we all laugh at.

As the student says, some of the information in Christine's books is on the Internet, as is information from every book ever written. However, this new version of her "How to Rent Vacation Properties by Owner" contains everything anyone needs to know to look for, purchase, furnish, and rent a vacation home. Some of the information is common sense but much is 'insider information' from her many years as a seminar leader, training thousands of owners and being a 'by owner' property manager herself.

Take the previous reviews for what they are, feeble attempts to get even with someone that disagrees with him. If you want to learn about this industry and how to rent 'by owner' get this book and read it cover to cover and decide for yourself how valuable it really is.

I thought the title of the book was exactly what I was looking for. I had a property to rent and thought about making it a vacation rental. So, I bought the book thinking it would help point out some not-so-obvious issues about renting a vacation property. But after reading it, I was disappointed with the lack of any real advice or tips. There are a A LOT of words, but they seem to be mostly filler with only very limited and basic useful information. I would not recommend this book to anyone interested in running a real business.

I purchased this book with the intention of gaining a working knowledge of vacation rentals to start a small vacation rental project in Baja California, in Mexico. This guide was not particularly helpful at all, providing only rudimentary information that was already somewhat obvious. It also relies on some dangerous business practices, fundamentally on speculating on the property that you are going to buy and trying to make significant profit that way. It seems to be very limited and unprofessional, almost hokey, in its view of vacation rentals.

I was personally offended as a student in that it explicitly recommends discriminating against students or anyone under 25 as customers.

Almost bought the broadway vocal book that I saw at Borders...there were not a great amount of selections. I congratulated myself when I came home...looked on Amazon...found the movie soundtrack vocal book and there were way many more selections...and it was a better price than the first one?? so any rent fan would be very happy with this bood. THe one drawback is the "Love heals" song which wasn't part ofthe original...Just don't love that song and Goodbye Love is not there but practically everything else is....you'll be very happy with this book.

I don't know what to say. I was ecstatic to find my purchase of this product in the mail today, and I was very eager to sit down at the piano and play. I'm a little disappointed that this songbook is much like most songbooks out there. It doesn't stand out a whole lot. The melody is written in the accompaniment, but when I select music, I prefer accompaniment that sounds original, not a duplicate of what's being sung. It seems distracting.

I am however pleased that everything was kept in their original key signature as far as I can tell, even if that makes it harder for some to play. The graphics are a nice addition, and I am very satisfied with the number of songs included in this songbook.

So, on that note, I still absolutely love RENT, and I am sure I will continue to. Maybe my expectations were too high? I'm not sure, but maybe it would be a good idea if a version of this songbook were released with the original accompaniment.

This is a quality piano book that transcribes the orchestration to piano notation without "dumbing down" the composers musical intent. The music, as is typical with piano/vocal books, carries the melody along with the accompanyment and the bass line seems to play true to the CD/movie. If you enjoy the music from Rent and are an average to above average piano player, you will be able to sit down and play through the songs in short order.

Save your money. This is about a lightweight book as you can buy on real estate. A synopsis is, buy a house, fix it up, rent it for a while then sell it. Whoopee. Supposedly this is for beginners, but there isn't enough here to educate a beginner on how to progress. If you have never purchased a house, even the one you presently live in, it may educate you somewhat, but there are better books for investors, even beginners.

I have purchased a couple of my own investment homes and my father-in-law also has owned several rental units for a number of years, and I found this book helpful. He covers many of the basic things you need to consider and also covers financial implications such as taxes.

He covered things like expenses during rehabilitation that would be easy not to detail, so scores points for that. He also takes the time to explain depreciation and the resulting capital gains in enough detail that you won't be surprised when you talk to your accountant.

He also provides good data on one of the most important aspects of residential investing: screening tenants. Lots of good ideas are presented here to help minimize the risk with poor tenants who can ruin your investment.

Additionally, he hits all the usual bases for finding investment properties and covers some of the negotiation strategies for purchasing these properties. He's clearly done this a time or two and works to give you a good intro. He does leave you feeling like there's more to it that he should be telling you, but I suppose it's difficult to get all his years of experience purchasing properties into one or two chapters.

If you're looking into residential real estate investing, read this book. But also read others so you have a well-rounded perspective and gain more details that aren't shared here.

Overall, I thought that this book was very helpful and contained good information for someone considering investing in real estate. The author appears to have had success with landlording and knows his real estate market well.

One (understandable) problem with the book is that Mr. Irwin is writing based on his personal experience in what sounds like the southwest in a booming real estate market. One point that he makes several times is to pay for water bills, so the tenants won't be tempted to save money by not watering the yard, thus causing serious landscaping damage. This is really not applicable in the north or where there is significant rainfall.

An underlying belief of Irwin's is that it is difficult to find properties whose income can cover all their expenses, and that the real money comes in selling for a profit. Accordingly, much of the book concentrates on flipping properties and other real estate maneuvers that are usually only successful/necessary in tight markets. In general the book advocates a high risk philosophy of investing, advising the reader to use the bank's money make money as much as possible. I thought the inherent risks of this way of doing things were not fully explained in the book.

Additionally, he advises to stay away from old houses which he classifies as older than 25 years. I laughed as I read that, as virtually all of the houses in the town I bought my house in are between 60-120 years old. 25 year old houses are considered spring chickens where I'm from!

The last weakness of the book is that it seems to overestimate ease of determining the "true" value of a house. It takes a LOT of looking at houses and checking final sale prices to say with much certainty what a property is worth.

This review may sound relatively harsh, but for the amount of time it took me to read this book I found it helpful. I would wholeheartedly recommend the book for a beginner in a rental market similar to the author's market. However, for someone in a region similar to mine (the depressed real estate market of Troy, NY) you may want to check for some other similar books. And for all I would advise to stay away from the higher priced "Make your fortune in real estate" packages advertised on TV and such. Real estate information is most efficiently conveyed in paperback books like this one - in straightforward text without motivational speaking or overly unrealistic portrayals of the real estate world.
