Decent investment book, but overly optimistic.......2007-08-18
The basic investing information in this book is solid, the problem is that the plan for gaining wealth is overly optimistic for many areas of the United States. Larry bases his wealth building plan on very fortunate appreciation that he experienced on his first investment property. Then as the plan is taught you refinance that first property after one year and use that money to buy another property. In Orlando, FL (where Larry bought his property) around that time the appreciation was 25%, but what about the least appreciating cities like the one where I live at 3%? Then the wealth building plan that Larry talks about goes out the window.
I thought the best part of the book was the info on closing, ideas that I have not reading anywhere else. Word of advice, skip over the property management chapter, the weakest chapter in the book where Larry advocates screening tenant by using your "gut". That is a recipe for disaster.

I brought about 3 books on real estate investing. I, too, have a three apartment building and a small investment property. When I look back a few years ago, I wish I actually have read this book to evaluate the potential purchases. I did okay in the end, but having to know the concepts and the GRM (Gross Rent Multiples) was the simplest thing to understand and only consistent way for me to compare investments properties. Other books tell you to compare the recent comparable sales, the replacement cost, building cost, etc to come up with the right figures. Frankly, those 'tools' mentioned in other books were not as useful as the GRM method mentioned in this book. The author also explains how the GRM changes, depending on the neighborhood and the locations. So, having that knowledge, I am able to compare properties very quickly to weed out the ones that I do not want. Once I have narrowed down the list of potential properties, then I can use the other methods to do the detailed analysis. I feel better now that I can now compare apples to apples. The sections toward the end were skimpy, but the overall value of this book is great. I recommend to a novice investor, as well as someone like myself who has been in it for about 6 years and still have a lot to learn.

Great book for beginner investors who want the basics of multi-unit investing. There are a lot of strategies that can be learned from his experiences.
This book would go great with another book I read called Bubble Proof: Real Estate Strategies that Work in any Market by Tonja Demoff. She has such a great attitude and spin on real estate investing.

If you have the time to look, you'll see that Glenn McCoy's other "Duplex" Book either can't be purchased, or when it is available, sells for $75 or more. Yes, $75.00. That should tip you off to how funny he is and how good the books are. This one doesn't disappoint!

This book has fifty one plans. About 5 are less than 2,000 total s.f. About 8 are between 2,000 to 2,400 total s.f. The rest are over 2,400 s.f. up to 4,000 s.f. Most are a 60's contemporary design with 1,550 s.f. each side. Also, almost every plan had a garage for each unit.

When David Greenberg graduated from art school he knew he wanted to work with the elderly--this book explains why. David asked his friends at the nursing home such questions as "Would you rather have a dizzy spell or stub your toe?"; "What is sleep?"; "Who is Frankenstein?"; "Why do people yell?"; "What is embarrassment?"; and "What can robots do?" He wrote down their odd, often unconnected answers and published them in his zine, Duplex Planet, from which he collected the extracts reprinted in this book. While at times it seems that sport is being made of the mental drift of the elderly, at other times the nursing home residents are shown to be sharp and witty, or sad and reflective. The book, which promises cheap laughs, actually delivers a variety of strong emotions, and at the same time offers a balanced portrayal of aging that doesn't shy away from its more frightening aspects.

Yeah that's a quote from Milhouse on The Simpsons...
but he's right. Old folks have a lot to say and finally someone took the time to listen and write it all down. I've been a huge fan of Duplex Planet as a zine. It's nice to read a simple, Xeroxed mag with quotes from all kinds of old people who've already pretty much seen it all.
But instead of dwelling on the past, you might be surprised to see that a lot of the questions they're asked regard the present:
"What's your favorite monster movie?"
"How can you tell someone's a genius?"
"What's more important: romance or food?"
The answers are always honest, blunt and sometimes truly hilarious.
Check out this book, then the comics series and of course the zine. ...

I am embarassed that I bought this book. It was the worst "pamphlet" I have ever bought. 1st of all the writing is huge, obviously they did not have enough content to make a book. Then they have 2-3 pages in each "chapter" that just have lines on them for the reader to write in their own notes. There was nothing of value in the book. They say menial things such as buy a duplex, live in one half and rent the other half out. In 20-30 years you will have paid off both sides and made some money -- duh!!! Oh yeah, if you need renters, put an ad in the paper --- brilliant. To protect yourself, have the renter sign a lease ---- einstein! Unless you don't know what a duplex is or you are dumber than dumb, stay away from this "pamphlet". By the way, I have a good "like new" copy of this for sale -- wanna buy it?

A nice idea, but not the most satisfying execution.......2005-05-17
I was really intrigued by the premise of this collection and really wanted to love it. However, it just didn't work out for me. This had its amusing bits...the fact that many different artists contributed made it seem disjointed at times (the narrative being stories from elderly men in a nursing home didn't help with continuity, either *Smile* )
Still, it helped me pass the time. Some were truly sweet, some interesting, others scary and some dull...and then there were those that left me scratching my head. Oh well.

Old Age is Funny.......2004-04-27
A grown-up comic book collection - easier to maintain than the 15 separate issues. Great Dan Clowes, Wayno, Dean Roher drawings. You have to laugh, and feel good about it. This book honors these men's lives.
The great Duplex Planet illustrated.......2003-04-01
I feel that Duplex planet is is in the same vain as Arthur Bradford's How's Your News. Elderly people, much like handicapped people, are often times vibrant,colorful, funny and moving parts of our culture. Greenberger, like Bradford, lets us hear thier voices. The zine, Duplex Planet, has always been something that I felt is beautiful and necessary. The special illustrated versions somehow added to the dimensions of the yarns by the inhabitants of the Duplex. No More Shaves is a wonderful collection brought to us by the wonderful publishers, Fantagraphics, that collects some of the greats in the world of alternative illustration. Highly recommended by the OilCan!
